Things that every Tenant should know

For every tenant may come a different experience. 

However, in most circumstances the rules and guidelines of leasing a residential home are generally the same with a few exceptions depending on the landlord. 

The basics of applying for and renting a property are fairly simple and feel like little more than common sense once you get the hang of it all.  

Responsibly recording all documentation involved, being clear on what is and is not allowed on the premises, and maintaining open and honest communication between both the landlord and property manager are all key for a happy tenancy. 

So if you're starting out as a first time renter or want to go over the basics, below are some handy tips to help staying on the ball. 


  1. Research the Neighborhood 

Property is all about location. Though when looking for a new place to live, sometimes you will be unfamiliar with the area. It's always key to research what kind of street and suburb you'll be living in, whether the area is family-friendly and has a good reputation for home security.  

Websites like offer services where locals and nearby residents can review suburbs, offer feedback to your queries and give advice on what type of area is best suited for you as a tenant. 
Aside from this, it is always recommended to take a look at the street your desired property is in and to ask the associated property manager for advice on whether the neighborhood you're interested in really meets your needs. 


  1. Being Prepared 

When you've taken the next step towards renting out a property, preparation is key to moving things along so you're in your new place as soon as possible. 

When booking an inspection be sure you know what you want in a property and what you need to know when renting it. When meeting with the landlord or property manager to view the property be sure to have questions ready to get the best understanding possible on what would be expected of you as a tenant and what rights you have throughout your tenancy. 

If you've found your ideal home and are ready to submit an application, be aware you'll need to provide honest and accurate information on current and past employment and tenancies, as well as contactable referees for you and all other parties involved. 

Once your application is accepted and you're ready to meet with the landlord and/or property manager, be sure to bring identification, proof of employment and income, and a copy of your credit report to help move things along quickly. 


  1. Read Your Lease Carefully 

The most important part before committing to a lease is understanding how much rent you're paying, how repairs are to be reported and carried out, and the terms of your bond; how it will be returned or why it may be deducted at the end of your tenancy.

Once all the terms and conditions have been fully understood by all involved parties, it is essential that each party receive a copy of the signed lease. Be sure that all current and future keys handed out are recorded and kept responsibly for future tenants, owners or maintenance workers. 


  1. Keep the Lines of Communication Open 

Be open and honest with your landlord and property manager and be sure to voice your concerns – if any – regarding the property you're renting early on. Keeping a polite and professional relationship in where you build trust between all parties will allow any future incidents easier to manage should they occur.
